Popcorn Ceiling Removal — What I Do

Removing a popcorn or stipple ceiling is a messy but straightforward job when the material is confirmed free of asbestos.

The process: wet the texture lightly with a garden sprayer so the scraper does not kick up dust, scrape the ceiling using a wide drywall knife, collect the material on a drop sheet, and clean up thoroughly. The drywall surface underneath is usually in reasonable shape — minor nicks and gouges from scraping get patched with joint compound. Once dry and sanded, the ceiling is ready for a primer coat and your choice of finish: smooth, light orange peel, or knockdown texture.

I work on single rooms and open-plan main floors. I do not do multi-floor ceiling projects working from scaffolding — those require a setup and a crew size that does not match solo handyman work.

The most important variable is ceiling height. Standard 8-foot ceilings are fine from a ladder. Vaulted ceilings or anything above 9 feet adds time and requires more ladder repositioning.

Asbestos: The Step You Cannot Skip

If your home was built before approximately 1990, I will ask for a clear asbestos test before I quote or schedule this job.

This is not optional. Manitoba Regulation 217/2006 under the Workplace Safety and Health Act requires that any material suspected of containing asbestos be treated as asbestos-containing until tested and confirmed otherwise. SAFE Work Manitoba specifically identifies popcorn and stipple ceiling texture applied before approximately 1990 as a material that may contain chrysotile asbestos. A sample must be tested by an accredited laboratory before any scraping or removal work begins.

I do not remove asbestos-containing ceilings. That work requires a licensed asbestos abatement contractor, a WorkSafe notification filed at least five days in advance, and containment and disposal procedures that are outside handyman scope.

If your test comes back clear, I am ready to proceed. If it comes back positive, I will refer you to a licensed abatement contractor and then come back for the ceiling finishing once they are done.

For more detail on the testing process and where to send a sample in Winnipeg, see the asbestos testing guide for Manitoba.

Also related: drywall repair for patching once the ceiling is clear, and drywall taping and finishing if the ceiling underneath needs significant finishing work.

How to Get a Quote

Once you have a clear asbestos test result, send me the room dimensions (length × width) and the ceiling height, plus a photo if there is existing damage to the ceiling beyond the texture.

What affects the quote: square footage, ceiling height, the condition of the drywall underneath (visible water stains or damage add patching work), and whether you want a smooth finish or a light texture applied after removal.

What Comes After Removal

After scraping, the ceiling needs at minimum: a skim of joint compound over any scraper marks, light sanding, and a coat of primer (unprimed drywall absorbs paint unevenly). If you want a smooth finish, one or two skim coats achieve that. If you prefer a light texture, orange peel or knockdown can be applied before the primer.

Most homeowners then paint the ceiling themselves once I have left it primed and ready. If you want me to paint as well, that can be added to the quote.

The dust and debris from removal goes into heavy contractor bags — I clean up the drop sheets and bags before leaving. Fine dust settles on everything in the room regardless of how careful I am; a wipe-down of furniture and surfaces the next day is normal after any ceiling work.

I don't do **electrical work** — not even light fixtures, outlets, or ceiling fans. I don't do **plumbing** — not even faucets, toilets, or dishwasher hookups. No **gas work**, no **HVAC**, and no **asbestos removal**. In Manitoba, those trades require a licence and there's no exemption for a handyman working on someone else's property. I'm happy to point you to the right licensed trade for any of those jobs. What a handyman can and cannot do in Manitoba →

Frequently Asked Questions

What year did popcorn ceilings stop having asbestos?
Asbestos was commonly used in popcorn ceiling texture materials until approximately 1977 in the United States when the EPA banned its use in ceiling products. However, existing stock was still sold and applied into the mid-1980s in Canada. SAFE Work Manitoba advises treating any popcorn or stipple ceiling applied before approximately 1990 as potentially containing asbestos until tested and confirmed otherwise.
How to tell if your popcorn ceiling has asbestos in it?
You cannot tell by looking at it. Visual inspection does not distinguish asbestos-containing material from safe material. The only way to know is a laboratory test on a small sample, taken carefully to avoid disturbing the ceiling. An accredited asbestos testing laboratory in Winnipeg can process a sample; results typically come back in two to five business days. See the asbestos testing guide for Manitoba-specific instructions.
Are popcorn ceilings worth removing?
For most homeowners, yes — removing popcorn texture makes a ceiling easier to clean, brightens the room by reflecting light more evenly, and updates the look of the space significantly. If the ceiling underneath is in good condition, the finish after removal can be smooth or lightly textured with minimal additional work. The main barrier is the asbestos test requirement for older homes, which adds a step but not a reason to avoid the project.
What's the average price to remove a popcorn ceiling?
The quote depends on room square footage, ceiling height, the condition of the drywall underneath (sometimes scraping reveals damage that needs patching and finishing), and whether the ceiling needs retexturing or smoothing after. Send me the room dimensions and I will give you a specific number once I know the test result is clear. (888) 906-0022
